- Moisture content. Brick must be completely dry before any coating is applied. Painting over damp brick traps water beneath the surface, and as that water works to escape — especially during Chicago winters — it pushes the coating off from underneath. - Efflorescence. The white, chalky mineral deposits that appear on Chicago brick are caused by water moving through the masonry and carrying soluble salts to the surface. What Freeze-Thaw Cycling Does to Painted Brick
Chicago averages more than 100 freeze-thaw cycles per year. For painted brick, each one is a stress event. Water infiltrates hairline cracks in mortar joints, gets under a coating that isn’t fully bonded, or accumulates behind a non-breathable paint film. When it freezes, it expands. When it thaws, it contracts.
